The Nebraska City Area Economic Development Corporation (NCAEDC), in partnership with local communities throughout Otoe County, has completed a comprehensive Housing Study conducted by Hanna:Keelan Associates, P.C.
The study was commissioned to provide a data-driven assessment of current housing conditions, identify housing needs and market opportunities, and help communities plan for future growth. Housing availability and affordability continue to play a critical role in workforce attraction and retention, economic development, quality of life, and long-term community sustainability.
What the Study Examined
The housing study provides a detailed analysis of housing conditions throughout Nebraska City and Otoe County, including:
- Existing housing inventory, condition, and occupancy trends
- Housing affordability across a range of income levels
- Current and projected housing demand
- Housing gaps by type, price point, and population segment
- Workforce and employer housing needs
- Market opportunities for future residential development
The findings highlight both countywide housing challenges and opportunities, while also identifying the unique needs of individual communities throughout Otoe County.
